The Asset Management Company comprises of personnel with experience in various sectors, such as real estate, retailing and investment, mainly from the Hankyu Hanshin Holdings Group, succeeding the following planning and management capacities from the Hankyu Hanshin Holdings Group.

History of the Hankyu Hanshin Holdings Group

From its establishment in 1907 onwards, the Hankyu Corporation continued to increase the residential population living along its railway lines and the number of rail users through the development of housing alongside its railway lines and through efforts to attract and establish tourist and cultural facilities (including shrines and temples, universities and the Takarazuka Grand Theater, etc.). It consistently created the flow of people by developing retail-use facilities such as department stores, office buildings, hotels and theaters and shaping the urban landscape, centering mainly around Hankyu Osaka-umeda station, one of the largest private rail terminals in the country.The Hankyu Corporation continued to operate a range of lifestyle oriented services with the aim of providing quality environments and services designed to anticipate the demand of the urban population. Examples of the company's such activities include the Hankyu-sanbangai shopping center, which has a river flowing through it, and HEP Five, a shopping mall with its own Ferris wheel.

Hanshin Electric Railway Co., Ltd. meanwhile has contributed to the community primarily through its railway operations for more than a century, with the corporate mission of creating and providing comfortable, healthy and cultural living environments. It has also continued to invest management resources in development around the Umeda area such as Hanshin Department Store, HERBIS OSAKA, HERBIS ENT as well as in leisure business including the Hanshin Tigers baseball team.

In October 2006, Hankyu Holdings, Inc., the holding company of the Hankyu Corporation Group, and Hanshin Electric Railway Co., Ltd. completed a management integration to create a joint holdings company in the form of Hankyu Hanshin Holdings, Inc. The aim of this was to establish a single strategic direction and achieve sustainable growth and development, whilst still respecting the roughly 100 years of history and corporate culture exclusive to each company. This move also marked the establishment of the Hankyu Hanshin Holdings Group, consisting primarily of four companies; the Hankyu Corporation, Hanshin Electric Railway Co., Ltd., Hankyu Travel International Co., Ltd. and Hankyu Hotel Management Co., Ltd. (currently Hankyu Hanshin Hotels Co., Ltd. ) (Note)

The Hankyu Hanshin Holdings Group has significantly expanded people's life sphere by linking city and city, and city and suburbs, with safe, comfortable and fast high-density transportation.
The group also directly operates a range of living-oriented services regarding information, life and food culture, having business area deeply involved in the lives of those who live along its railway lines.

  • Lifestyle promotion capabilities
    We have provided the urban population with new ideas and approaches that are ahead of the society in various different aspects of people's daily lives. We refer to planning capabilities that we have built up through such activities as "lifestyle promotion capabilities." Those include our ability to analyze the flow of the urban population around transport hubs and surrounding areas stemming from our experiences in real estate development in liaison with urban transport services and in broad areas of living-oriented services. We make full use of these capabilities as part of the development and management of retail-use, office and other facilities.
  • Content creation capabilities
    Through our direct involvement in the planning and management of numerous different businesses aimed at inspiring and moving people, including retail, theater, publishing and travel, we have developed an understanding of the perspective of actual end users (consumers). We refer to the planning capabilities that we have built up through such experiences as "content creation capabilities." The ability to analyze consumer needs, which we have developed as part of our content creation capabilities, really comes into its own in the field of real estate development and management, particularly in terms of attracting new businesses, developing attractive facilities where visitors go around and planning entertainment floors. We make use of our ability to analyze tenants' needs meanwhile to ascertain tenants' business structure and management skills, which in turn helps boost profitability.
